A pre-approval letter turns you from a browser into a buyer. Sellers treat the two very differently.

Define neighborhoods and property type

Narrow the search before you tour. Knowing what you are looking for is what makes it possible to recognise it.

Tour strategically

See enough to calibrate, not so much that everything blurs together. Every showing should answer a question.

Offer strategy

Price is one term among several. Timing, contingencies and certainty of close often matter as much.

Attorney review and inspection

The contract becomes real here. Findings get negotiated, and the deal takes its final shape.

Financing and appraisal

The lender confirms what you and the seller already agreed. Surprises at this stage are manageable if anticipated.

Closing

Final walkthrough, documents, funding, keys.
